Our development managers who maintain these relationships also are well established with the best local maintenance subcontractors - someone who also understands the unique requirements of owning each of your respective properties. The Home Owners Association manages and maintains your property with ease, thanks in large part to the on-site expertise and continual work of our development property managers.


One Step Closer - Rental Opportunity

One of the benefits of One Step Closer Quarter-Share Ownership is that you can purchase different times of the year based on your personal holiday requirements. Typically people would like to spend 3-4 weeks holiday's per year with their families, but sometimes it is difficult to acheive that. Therfore, One Step Closer would like to offer all owners an opportunity to place their unused periods into a rental program to better utilize their property. One Step Closer rental program utilizes numerous rental distribution services so we can handle and manage every aspect of the rental opportunities that you may want to explore.

You may place one or more weeks of your assigned usage into our rental program which always is professionally  managed. The managing agent will advertise your property for rent, handle all the reservations, billing and collections and perform the necessary housekeeping and maintenance for you. Your rental income is not pooled or shared with the other owners. The rental revenue you can earn from your ownership can be used to cover your annual running costs or other expenses.

Built into every owner's running costs of Quarter-Share Properties is a small fund that is used for furniture replacement. All owners are required to equally contribute to the furniture replacement fund to not only cover wear and taer on the property but also any major replacements that might be required from time to time. It is imperative from all the owners perspective to keep the property in excellent condition at all times. The furniture replacement fund managed by One Step Closer and coordinated with the management company responsible for your property. In general, all the appliances, furniture, electronics and everything that is part of your holiday home gets completely replaced in every 5 to 7 years.

Quarter-Share Ownership is a Management System around which one's entire leisure lifestyle revolves. Unlike timeshare, which is truly a holiday product, the pre-purchasing of a week or two of holiday's. Quarter-Share Ownership is the centerpiece of a leisure lifestyle portfolio. It is an asset and part of one's estate, when purchased as deeded real estate, and while timeshare is also mostly sold as such, the two products are used very differently.

The second home Quarter-Share buyer has a close relationship with their home's location. They return to that location periodically throughout the year for anywhere from three or four weeks to as many as twelve or thirteen, or even a month at a time. It serves not only as a holiday destination, but also as an escape weekend a mid week break, a gift to a friend or relative, a location for a business retreat, a family reunion, or any of a number of uses that one would make of a second home that is available periodically throughout the year.

Rental Programs Offered

One Step Closer Quarter-Shares Ownership enterprises operate a voluntary rental management program, returning some amount of revenue to the second home owner, which is a much less important consideration, but never-the-less worth mentioning.

FAQ

How does it work?

The property is placed in an offshore company (usually based in Malta or Deleware) free of debt or encumbrance and 100 shares are created, the shares are then equally dived into four and the 25% shareholder(s) then owns 25% of the property. The use of the property is divided up and each quarter-share owner is entitled to 13 weeks use of the property per year.

Through a rotational system each quarter-share owner will be entitled to 5 x 2 weeks and 1 x 3 weeks per annum, rotating so over a four year period everyone will have the use of the whole year.

How long is it for?

Unlike a timeshare, this is until you decide to either sell your shares or all four quarter-share holders decide to sell the property.

How can I sell my shares?

Before you can offer your shares on the open market you are obligated to offer them to the other share holders.

Will the shares go down?

The share value is based on the value of the property at the time you wish to sell.

Who manages the property?

In the first instance the property is managed by an appointed company and the cost's are paid by the owning shareholders. As the quarter-shares are sold, the new owners take on 25% of the running costs until all four quarters are sold and then the four quarter shareholders have 100% control of the property and the running costs.

Can I rent out my alloted weeks?

Yes, they are yours to do as you wish. On past experience by renting our 3-4 weeks will more than adequate to cover your whole years running costs.

Are they sold furnished?

Yes, to a very high standard and built into the annual running costs is a sinking fund to cover replacement of furniture and soft furnishings.

We will create a customized itinerary for you to make sure that you will see the properties that you are interested in. The "Inspection Tour" includes the following:
  • A 3 - 7** night stay based on your discretion at one of our One Step Closer Quarter- Shares properties.
  • Airfare from your local international airport to destination.
  • Transfer from the airport to the property.

  • A full time personal Real Estate expert to assist you with the property search.
  • An educational  two - hour seminar about purchasing real estate properties abroad.
A £3,000* reservation fee is required at the time of the booking, but it is fully refunded to you after you have decided which One Step Closer Property might be the best solution for you and your family and the purchase transaction has closed.
